Check-in times are 16:00 – 18:00. Later check in is available on request. Luggage storage is sometimes possible by prior arrangement only.Please note that there is free on-street parking spaces available on a first-come, first-served basis. A public pay car park is directly opposite the property.There is NO lift at the property so guests will have to climb either 1 or 2 flights of stairs to their room. We are a ROOM only establishment, therefore, no meals are included.Kindly note that the guest is liable for any damages made to the property by themselves during their stay. Full payment will be taken 14 days prior to arrival date. The property cannot accept American Express.Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

What a lovely property. Dawn met us and made us feel welcomed and left us to our own devices which was nice. The room was just beautiful and the bed amazing. Tea, coffee and porridge left in our room. Short walk to town centre but a little walk to the train especially with big bags. Such a beautiful place to stay. Thank you Dawn.

Beautifully decorated room, comfortable bed for a good nigh sleep, and a lovely host! Enough storage in the room to put luggage away, and I liked all the small details down to the plastic shoe tray - exactly what we needed after a hike to maintain our room clean!

The location is awesome, and it is pretty close to the train station, bus station, and all kinds of restaurants and stores. The bed is clean and comfortable! There are free snacks offered and you can boil water yourself. And Dawn is a really nice lady!

Lovely, cosy and welcoming! Everything we needed! Beds were so comfy, rooms spacious and airy. Fab location, right near to everything. Dawn met us at the property and was lovely, friendly and helpful!

Great location, near to Bowness pier and centre. Free street parking is available just outside the guest house. The room has good comfy bedding and all amenities. The complementary grab n go breakfast was a sweet gesture and very useful.

The room was clean and nicely decorated. The property is just around the corner from the main street with restaurants and shops only a few minutes walk away. Parking was easily found on the street outside.

Really welcoming, and relaxed. Great location withing walking distance of everything we needed. Room was lovely, nice size bed was so comfortable, had a great nights sleep. Shower was nice and hot and everywhere was spotless, would recommend
