The property cannot accommodate children aged 10 years or younger. Kindly note any bookings made with under-age children may be cancelled and may be subject to a cancellation fee. The property does not have extra beds.Please note if you are travelling using a satellite navigation system, then please use the postcode HP18 9UP which will bring you to a point on Menmarsh Road, Smith's Lane is a little bit further on. Turn down Smith's Lane and follow all the way along until you reach a green gate. Press the silver button on the gate and staff will open the gates and this will lead you to the farm.Please note, guests planning to arrive after 20:00 from Monday until Saturday must inform the property prior to arrival using the Special Request box. Check-in on Sunday must be made before 19:00.Please note that the property only offers accommodation on a self-catering or room only basis.Please inform in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.

- Beautiful, peaceful setting. - A short drive into local towns. We went to The Thatch in Thame for our evening meal which we would recommend. - The room was very clean and had all of the extra touches needed for a comfortable and enjoyable stay. - Copper bath was a welcome addition after a busy day exploring!

Idyllic, relatively easy to find and modern. Perfect for a retreat. It’s unfortunate I only had less than a day here, would definitly come back again. The owners were exceptionally accommodating to my early check out time which was highly appreciated!

Have stayed at Common Leys Farm quite a few times now and I can honestly say that it is my favourite place to stay in this area. Absolutely fabulous!
