Receptionist was very kind and very accommodating with the unusual check-out time we had, the room was very clean, very spacious and the value for the money is very high. The location is a roughly 15 min quick walk to Piazza San Marco.

we were in the student area, but just off a lovely square with nice restauraunts and good bars and a little shop. The hotel was just lovely, the staff super friendly (Elias if you're reading this I tried to go to Tonolo for a pistachio croissant but it was closed!) It was quiet, I have no idea if there were many more people staying, only heard other once on the way to the airport one morning. It was about 15 mins to walk to the canal, but some lovely streets and shops on the wayWe're english

The setting and history behind the hotel is amazing. The lady at reception (sorry can't remember her name) was so friendly and helpful and gave some great tips on getting around Venice. Her love for the city was very evident and she is a great ambassador for both the hotel and for Venice. Rooms were lovely and quaint, our room opened out onto a small terrace with a table and two chairs. Bathroom was perfect, everything was spotless. The breakfast was served in a lovely room that overlooked the square and the foot was typical continental, self service with coffee, heat etc. Good selection. Very quiet, peaceful and calm feel to the hotel. Would return in a heartbeat!

Property allowed us with late checkin and very self checkin detailed instructions for the same. We arrived quite lite, but the location felt quite safe. Had decent breakfast and a really friendly chat with the staff.

Staff extremely welcoming and behind helpful. Huge rooms (2 beds) Very generous breakfast. Walking distance from LA ROMA. With luggage but there are bridges you are in Venise

Great location with easy walk to many tourist sites. Lots of activity on the square, kids playing and then later in the evening at the cafes, but inside the hotel it is quiet - you can't hear any street noise. A mix of locals and visitors live in the area which was great. Very helpful, friendly staff.

Excellent location for attending an event at Ca' Foscari University. The neighbourhood not completely overtaken by tourists, there are permanent residents living in the area. Full of bars, cafés and restaurants next to the hotel. About 30 min. walking distance from St Mark's' Basilica; 15 min. from Santa Lucia train station.
