The property was excellent with regards to location. It was exceptionally clean and very quiet , although we were exactly on piazza di Spagna. Rooms were clean and lovely- smelling . The windows could open to let in fresh air . The first aid kit was very well stocked and filled with thought. I needed a safety pin and found it there . The owner Franco was there to greet us and the director Emanuele was always checking to see if we needed anything and they were super spot on for organizing our tour and giving us restaurant recommendations. You name it, they are on it immediately.

Amazing people, amazing location, such a welcome feel from Franco and his family, the location is perfect Approx 50 yards from Spanish steps, make sure you take Francos recommendations for restaurants hes a local expert

Exceptional hospitality. Emmanuel was there at the hotel site to receive us in the rain with umbrellas. Helped us personally with the luggage. Everyday at 06:30 in the morning, I would get a message inquiring if we need any kind of help. Upon asking on few occasions I got the response in few minutes. Even during our departure at an early hour, Emmanuel came to help us. The owner himself was also in touch from time to time and was very accessible through WhatsApp. All was superb. We got more than what we paid for.

We had an absolutely fantastic stay in Rome! The location of the accommodation couldn’t have been better – it was centrally located, allowing us to easily walk to all the major attractions. The apartment itself was of the highest quality, with beautiful and modern amenities. What truly made our experience unforgettable, however, was the exceptional hospitality. From the moment we checked in to the time we checked out, the service was outstanding. We’ve never experienced such warm and genuine hospitality before. The host went above and beyond, not only providing excellent recommendations for restaurants but also handling all our reservations directly, which made everything so much easier. We were truly touched by the care and attention we received from the entire team. Thanks to their efforts, we had a wonderful and memorable stay in Rome that will stay with us for a long time. We will definitely be returning on our next trip to the city. A big thank you to the entire team for making our stay so special!"

Emanuele is a spectacular host! Even though food is not available onsite Emanuele made it happen and after his regular working hours! Organised transfers, restaurant following morning. Everyone is so helpful. Such a pleasure and a breath of fresh air! Franco the owner, you can see is extremely attentive to the ambiance and decor. Rooms are beautiful and very spacious. Steps from all major attractions. Love this place!

We had an absolutely incredible stay in Rome! The team at this property was super friendly and went above and beyond to make our trip memorable. Emanuele and Franco (the owner) were amazing—helping us with bookings for fantastic meals and unique experiences we wouldn’t have discovered on our own. Upon arrival, we were thrilled to be upgraded to the most stunning apartment overlooking the piazza—you can even see the Spanish Steps from there! Pure luxury, yet with a charm and authenticity that far surpasses traditional luxury hotels. It felt like a truly unique Roman experience. This is now our new favourite place in Rome. Franco’s and Emanuele’s warmth and exceptional hospitality made it unforgettable for us. Highly recommended.

This is not my first time in Rome and every trip I always told myself that I don't have high expectations of hotels in Europe because the level is not very high in relation to the price. Until I arrived at this hotel, the level of service, the attitude and concern for everything, the cleanliness and the location, simply wow, without a doubt, a corrective experience for all my previous trips, a simply excellent hotel, I highly recommend it, I have no doubt that I will return there again
