Hotel Astor is right in front of the Railway/bus station in Perugia. Around 5 min from the hotel there is a mini-metro by which you can go to the old centre. The hotel is not new, however had everything that we needed. You can buy typical, Italian breakfast (coffee, some croissants, jam etc.). People on the reception are very nice- the gentleman gave us a map and marked all the main points.

Friendly staff. The location - just across Perugia central station. Our room was ready before check-in time so when we arrived earlier, they let us into our room.
