Eric was very friendly giving us a warm welcome on our arrival, which was quite late. He helped us to navigate to the centre of town and provided information about bus services. The additional kitchen facilities were very useful - microwave and fridge. The view from the breakfast room was good and the breakfast was cooked to order.

Arriving late off the Northlink ferry is sometimes a challenge for getting booked into places and obtaining keys and parking can be an issue. This however was perfect with its own car park and the room keys and a welcome note left for my arrival. The room was prepared ready for my arrival, heating and lights on and curtains closed. The en-suite room was warm and comfortable with all the usual shower gel, shampoo, tea and coffee etc. The breakfast was perfect and the owners/staff very welcoming and friendly. I've definitely found my place for when work takes me to Orkney :-)

The accomodation is in a very quiet area and was very comfy and clean. The hosts were great and Eric was very welcoming and made a great breakfast. Liked the lounge area for guests.

Family run B&B with a wonderful atmosphere. We arranged our stay with Alice, nothing was a problem. Erik conjured up an amazing breakfast for us on request. Both husband and wife live their B&B and it really shows in the accommodations. Every detail has been worked out.

Breakfast was really good - full English. Toast & cereals available also. Accommodation was fine. The hosts were pleasant, friendly and helpful. Would definitely go back here if I need to visit Kirkwall again.

I've stayed in numerous places in Kirkwall, but I must say, the Royal Oak Guest House stands out as one of the best. The room facilities are new and impeccably clean. The availability of a kitchen and lounge with stunning views is a definite plus. Eric is incredibly friendly and welcoming, and the breakfast was delightful. the property's location, around a 15-minute walk to the harbor and town center, and it offers spacious free parking for drivers. I would definitely consider this property again on my next visits to the island.
