Really this was by far the best guest house we stayed in Oman. The house is so beautiful and really an oasis in the city. You can walk to Nizwa Fort and the Souq. You are right in the city center. We would definitely come back.

The location is great, only 10 min walk from the souq and the fort. The pool is perfect to refresh after a day exploring the area. The host was very nice giving us tips and a goodbye gift. Note that the host is managing a hotel around the corner, this house is completely separated but in case of issue you can go to the hotel reception

Excellent location in Nizwa; everything of importance can be reached within minutes on foot. Spacious bedroom, large courtyard with small dipping pool to relax.

Perfectly situated in the old town of nizwa near Souk and Fort. Very helpful and friendly owner. Very clean. Plants and Little Pool in the courtyard. Restaurants and Coffeeshops nearby. Highly recommended!

It is so beautiful. You enjoy your own flat incl the patio with your little pool. And, you are right in the heart of the city. The flat is managed through the adjacent hotel Etra Inn which is a splendid option in case Rich Land House is booked.

Everything was incredible. The house is even better than in the photos! It was clean and smelled amazing. Everything is within walking distance as the house in the heart of the beautiful Nizwa. Our hosts were very accommodating and even gave us a parting gift upon checkout. 100% recommend and worth every penny!
