The property is a big villa in a very quiet area in Mestre. There is a nice garden with trees and birds singing in the morning. The rooms are very big with high ceilings. The bus/tram station is 5 min walking with easy transport to Venice. I WILL BE BACK

We had a bed for the night; eventually we also found out how to get to public transport (staff/reception support was minimal)

The villa is in a good location, 5-6 minute walk to the tram and bus station that take you to Venice in less than 30 minutes. It has a wonderful garden and a place to park a car.

The room was a good size for your luggage. The bed was comfortable. The bathroom was clean. The Guest house was 1 block away from the tram stop, that takes you into Venice. A good coffee shop at the tram stop, and a very helpful you guy at the Tobacco shop to buy tram/train or bus tickets.
