A very welcoming sea front bed and breakfast hotel in a convenient location. The room was very clean and tidy and had an extra heater was provided to help warm things up when the central heating went off. It was early March. Plenty of tea, coffee and hot chocolate, replenished daily. Our hosts were very friendly and made us feel very welcome. well located with many bars and restaurants nearby in Kirkley Village.

Breakfast was good with plenty to eat, however apart from the eggs, nothing was very hot, even the plate was tepid. Bedroom and bathroom had ample space and comfortable.

Lovely night away at this hotel right on the seafront. Room was spacious with a comfy bed. Staff were friendly and breakfast was really tasty and cooked to order.

I had porridge for breakfast but would have liked the offer of some toast as well My sister had the full English but there was no black pudding or hash browns included. We still really enjoyed what we had but some people might expect those items in their order.

Room with sea view, really comfortable queen bed, bathroom gorgeous, bay windows opened so git sound of sea, onstreet free parking.access great, lounge area lovely. Breakfast gorgeous fresh hot, cooked go order.staff so helpful, hotel clean...right near pier, beach and sea.

Breakfast was fairly good, nice to see fresh fruit as well. Once parked on the road it was easy to walk to main part of town. Staff were really friendly and helpful
