It had everything I needed & was (mostly) very quiet. In fact, I did not see another traveller during my stay. It was also very clean. The cute mini fridge & coffee machine are a nice touch.

5min walk from bus station, also close to city center Nice, clean, spacious room Cofee maker/ hot water maker with cups and cofee Finally a hotel were you have a real duvet cover not just a thin blanket When checking in make sure to be in contact with the owner - they are not there all the time
