Check in was very easy and I received a great welcome from Iain. The accommodation is spotless and there is an area for you to sit on an evening if you wanted to. There is even access to an honesty bar. The accommodation is beautifully decorated and full of interesting artifacts, pictures and ornaments. I felt right at home and loved meeting Iain and Anna.

Fantastic guest house with very welcoming, friendly and accommodating hosts Iain and Anna. Nothing was any bother and even went out of their way to get certain milk for my partner which was very appreciated. Big rooms with comfy bed and plenty of wardrobe space if required. Lots of variety for breakfast. Only a 20 minute walk into the centre of Lincoln so ideally located. Would definitely stay here again if visiting Lincoln for an overnighter

The guest house was very clean and comfortable and extremely welcoming. The continental breakfast was tasty and filling. I would thoroughly recommend this venue and hope to return.

Generous hospitality. Ability to purchase a 'bar' drink. Use of the microwave to heat up an evening meal. The accommodation was well heated - room heating could be adjusted. Friendly hosts.

I stayed for 5 nights in the Pine room. It is ensuite with a shower. The room was clean, the bed was very comfortable and it has windows with views of the back garden and patio. The breakfast was ample and had hot and cold choices and cereals, fruits, juices tea/coffee, etc, and Anna's own homemade cookies. There is a car park with space for 3 cars but plenty of space for free car parking on the street outside the house. The wifi signal is very strong. Anna and Ian both are wonderful hosts and you feel like staying at home. Will be happy to stay again.
