Very new and clean. In a quiet street close to station and convenient stores. Very helpful staff. Complimentary amenities and free ice cream in hot weather was a nice gesture.

Massive room, very comfortable bed and facilities, great WiFi. I managed to get a ground floor room which was super convenient for easy entrance and exit, and the keypad system on the front door etc added some peace of mind. Very close to Karasuma station for easy access to Osaka, Arashiyama etc and easily within walking distance to Nishiki Market and Kiyomizu-dera etc.
