I read some reviews that described the place as very dirty, so I was a bit scared and prepared myself for that. I even brought wipes to clean the toilets if needed and planned to take my shower before and after my stay, not on site. But actually it was not that bad! Some well-rated hotels in Dublin are honestly the same or worse when it comes to cleanliness. The landlady was really nice, friendly and available, and the room was quite big for a single room. I felt welcomed and the place had a homely feel. I think you really have to approach this place as some kind of guesthouse/homestay if you don't want to be too disappointed. For a guesthouse/homestay it's absolutely fine, especially at that price. Regarding the location, there are closer accommodations to the city centre, but you can easily walk to the centre, and it's actually not that far once you know the way. If you don't like to walk much though, it takes about 25 minutes to reach the centre/castle so plan accordingly. However, there is a commercial centre really close to the house, with big supermarkets open late, so you can easily find a place to eat in the evening/morning. The neighbourhood is quiet and felt safe, so honestly, if I don't want to spend more money, I could easily consider coming back here next time I'm in Kilkenny (and I'm not the kind to prefer cheap over clean!).
