Guest house well-kept and staff friendly, rooms very clean and excellent location. Very plentiful breakfast, we were never able to finish it. Recommended.

The place was super clean, and Aslan was very attentive and helpful. The breakfast was very sumptuous. Very well located within Ichan Qala. Would recommend this place anytime.

As experienced traveler I can say without doubts: this is best guesthouse in whole Khiva area. It situated in quiet part of inner fortress just steps away from main sites. Hotel manage most kindest person of all who we met in our 3 week Uzbekistan trip - Arslan. He is not only extremely helpful to his guests, but also loves animals and take care of street kittens, so I strongly suggest all pet lovers to support him and stay in SAID-MAXSUM instead of other places in Khiva. Breakfast is hearty, internet - fast, beds - comfy, everything is new because its historical house renovated with lot of passion. Check all these wonderful decors! Wow! Pay attention also for very good transfers to and from airport/train station, what offers Arslan .It makes Your journey much more easier! All in all - simply great! Thank you very much again, Arslan! One day we will be back!

Very clean, new and lovely guesthouse. It’s cozy atmosphere made me right at home. The owner and his family were really calm and kind to me. And above all, their breakfast was the best one that I’ve ever had!

1. The owner of the property is a very nice and polite person. He was always ready to help. He was answering my message promptly and responding to all my requests before reaching there and during our stay. He arranged a pick up from the airport in the middle of night which was very helpful considering we were travelling straight from India to Kiva. 2. The breakfast. It was delicious with different dishes every morning. We really enjoyed our breakfast. Besides, tea and coffee with nuts and fruits were available through out the day which was really helpful. 3. Cleanliness. The place was exceptionally clean and well managed. The neighbourhood is also quiet and friendly. 4. Access to main attraction. Main attractions are within walking distance. One can make multiple rounds to the attractions. Lots of eateries nearby.

The location is perfect, the guest house is new and super clean, the breakfast very rich but what made the difference is the staff, or better the young lady and his brothers. She s very welcoming, deeply kind and helped me to recover my notebook forgotten in a taxi taken from the airport. Few times in our travels we find deeply genuine kind people and this is one of these.
