The room big and comfortable the house clean and warm the personal kind and warm people like everywhere in the country. The terrace was beautiful and the view, breakfast from the best we ate in Uzbekistan. Great location in the old city of Khiva

Breakfast on the terrace is amazing. There is free green tea or coffee all day and the family is nice. I had an early flight and the prepared breakfast for me at 5am (super kind) Location was great

It was so clean, the location is near to all attractions and inside the itchan kala. The most "uzbek" breakfast i had in all my staying in Uzbekistan. The amazing view while eating the homemade breakfast was so worth it.

What a treasure! Thrilled with my choice to stay here. Easy and quick communication with staff before I arrived - they arranged a taxi to drive me from Tashkent (!), which was seamless and safe. On arrival, the staff were lovely. The room was large, decent bed and lots of space to leave possessions. TV (I didn't use it) available and WiFi throughout the property was strong. The shower was perfect, hot water and pressure were never an issue, free toiletries too. The terrace was simply amazing - honestly, it was just a perfect view. A wonderful place to relax. Free water, tea and coffee available 24/7. Breakfast was super - so much of it too, to set you up for the day - assortment of fruits, bread, crepes, eggs, pastries, cheeses, other goodies (I think there were 11 dishes in all). You can have it at whatever time is best, just let the staff know the evening before - 6am or 9am, no issues. The location was great, easy to walk everywhere, some fantastic eateries nearby and the sights all on your doorstep. The staff run the little shop opposite too - worth a look. I thoroughly enjoyed my staff and would recommend to everyone.

Excellent location in middle of old town Khiva, delicious home cooked breakfast with a magnificent view into town, beautiful and calm, friendly and helpful host, a clean room filled with all the necessary amenities (hairdryer, heater, a/c, etc) and a lounge with access to tea/coffee and bottles of water and where you could relax comfortably after a full day of sightseeing

Excellent location! Breakfast is stellar! The view from their balcony is just perfect, it was very special to see it from where you are having breakfast. The family running it is lovely and very helpful although cannot communicate in English much but you can get by with google translate.
