This family run hotel provide good services; everyone speak English, son take care luggages during check-in, mother take care of meals, Rooms are clean and lovely. Location is next to Old town.

The owner was very helpful with arranging early check in for us as well as cabs for pick up and drop. Also went out of the way to ensure breakfast was ready for us much earlier than breakfast time because we had an early flight. Always accessible over phone. Thank you so much!

Where to begin?! One of the absolute most amazing places I've ever stayed at! Entering this old Madrassah immediately gives you a sense of peace and I felt a real effort was made to find the right balance between a commercial business and the spiritual heritage of the original centre of learning and knowledge. Once through the gate you stand in the lovely court yard where you can enjoy your amazing breakfast from a buffet that made even a gluten free vegan like myself stuff myself so much I could hardly move afterwards! One of the world's greatest breakfast! Next you go through the reception to reach the inner courtyard with a small forest! If you like me stay in room 10 you're in for a very comfortable stay! I could write a whole book about my room! A big and comfortable bed, small table and stol, a fridge and the most beautiful lamp in a niche in the wall! The very essence of beauty! Traditional patterns and colours on rugs and wall hangings adds to the cosy atmosphere and then you enter the bathroom! The cleanest you can imagine with an awesome shower! And last but definitely not least, the people working there! Everyone was very nice, friendly and helpful! All in all, 10 out of 10 is nowhere near enough! Don't even think about staying anywhere else!! And don't forget to climb the tower for an awesome sunset!! Thank you so much for this peaceful haven in amazing Khiva!

The owners and the staffs are super cool and always ready to help you in any way possible. The location, once again is very good, just outside the east gate so that one can enter the Ichan Qala anytime. The rooms are clean and the breakfast spread was good too.

The hotel is every bit as atmospheric as it looks from the pictures. The outer and inner courtyards are beautiful. I thought that the location just outside the gates of the city is just about perfect. The bed was firm and very comfortable. Breakfast was a lovely buffet featuring plenty of local specialities.

I had the upper room because I wanted windows and it was very nice. Nice atmosphere in the hotel. The hotel is located very close to but still away from the historic centre so you can take a break from it. Nice owners.

This a great place to stay for a visit to Khiva. It is located just outside (probably 200m) the old walled city and so is perfect to access the old city without having hordes of tourists. As its name suggests it is an old madrassa and so the rooms are slightly sparse - a ‘double room’ consists of two single beds. But it is very clean. The breakfast is superb. The staff are helpful - they would bring us hot water for tea outside in the courtyard. They also recommended a completely off the beaten track plov restaurant (it was not listed on any apps) which was truly excellent. It has its own minaret for those who want to climb for a great view. There is also a large roof terrace from which you get excellent sunset views over the old town. Recommended.
