Wonderful localization with the highest rooftop of all hotels and guest houses inside the old part of Khiva. The manager speaks very good English and is able to help you with everything - organizing trips to Khiva surroundings, giving you tips where to eat and do shopping. Highly recommended. We were there in November and outside was quite chilly but inside the building was really warm

The location is prime it is walking distance to all the sites that will make you feel you are in a movie . It is quiet and clean the breakfast is delicious prepared by owners Ulugbek is a fantastic host very helpful and he cares for every single need of his guests.A genuine care that I never felt before.When I left I couldn't believe how nice this gentleman was with me he helped me with my cough got me a natural medicine,he helped me book my flight ticket and cancel the train. He arranged my pick up in the middle of rhe night to the hotel.

Great breakfast, different every day and a nice selection. Staff are really helpful suggesting places to visit (or not visit), restaurants to eat and and arrange trips if wanted. Roof terrace has a great view of the old city

Wonderful location – on the edge of the old town, so it's close to all the attractions yet still quiet. The hotel is very intimate with a fantastic terrace offering a stunning view – perfect for enjoying coffee or tea in the morning while watching the sunrise, and the sunset in the evening. There is a pleasant common area on each floor, where you can relax after a day of sightseeing. The breakfasts are abundant, with delicious homemade food, along with fruits, nuts, and sweets. Guests have access to water, as well as coffee and tea at any time. The hosts speak excellent English, were warm, kind, and very helpful, showing genuine interest and a willingness to assist with anything. They also arranged our transport from Urgench airport, a trip to the Khorezm fortresses, and transport to Bukhara. They also gave great advice on what to visit. The room was clean so as the bathroom, but it will need to be renovated sometime soon

Great location inside the old city. Staff super friendly and helpful, spoke good English, good recommendations for restaurants etc. Arranged shuttles for us from Bukhara and to airport. Generous breakfast included. Wifi was good. Rooftop terrace had nice views over the city. Room was perfectly suitable for the price.

The location is perfect with a roof terrace looking out over the heart of the ancient city. The son managing front of house is charming, well educated and speaks fluent English; he’s happy to negotiate good deals for transport, recommend restaurants etc.

Everything! Our host, Ulugbek, was super nice and welcoming. He gave us great advice and told us a lot about Khiva and the history of the region. The location right at the ancient city wall was super central and the view from the roof top terrace was amazing. Also, the breakfast was always fresh and delicious and the rooms were very clean. The wifi also worked perfectly well in all areas of the hotel. Additionally, they even offered a laundry service and organised our trip to the desert fortresses and Nukus. A perfect place to discover Khiva!
