Not a B&B. Room only. However an excellent breakfast can be had just a few doors away. I originally booked Travelodge in Emsworth but was very glad to get the room at Kips. The accommodation is brand new, carefully and tastefuly decorated and furnished. Great bed ,lovely shower room and quiet. Truly a gem. I hesitate to post this as I dont want too many peoploe to know!

The location is brilliant and JJ’s restaurant next door is a must visit - the food (and cocktails) are delicious! The room was very different in decor including mirrors on the ceiling!
