Well positioned for everything we needed to do, including public transport. Friendly, helpful owners. Spotless room and bathroom - we loved the little patio. Accessible for my husband. Everything we needed including a small fridge, kettle for drinks, and hairdryer. Wonderful breakfast.

Lots of Character, very warm and cozy, beautifully presented. Welcome was very warm. Breakfast was beautiful - lots of choice, all of a high quality and the cooked breakfast was of a very high standard

Scottish breakfast was very good. not too big but quite enough in size and good in quality. The room was clean and large enough with two big windows which made it lightly.

Beautifully restored Victorian guesthouse.. Very nice rooms of a high standard. Lovely breakfasts. Good location for buses into the city..Jimmy particularly friendly and helpful..Jimmy and Fiona making the time to say goodbye.

Staff very welcoming. Breakfasts amazing with lots of choice. Location within 30 mins walk of Edinburgh City Centre, on a bus route with regular bus service. Room stocked with teas, coffee etc and a mini fridge which was a bonus.

Room lovely and clean, great welcome from Jimmy, excellent choice at breakfast and quality ingredients. Easy to walk about a mile into Edinburgh or excellent bus service right outside, plenty of buses back to the hotel too
