I couldn’t fault the staff they were lovely, the original features of this beautiful building must be seen and enjoyed. Rooms were exceptionally clean but basic they felt empty with a small bed and lots of space. Breakfast was adequate and for the love of god please get rid of that wallpaper in the beautiful breakfast room it ruins it and makes it look so tacky! Highlights: fabulous staff and stunning building. Requires work: make the rooms more cosy and welcoming, breakfast and change the wallpaper in the breakfast room!

Beautiful hotel with old wood paneling and carved wood. Very well maintained. Delicious breakfast. Just a short walk to the city center. Kettle, coffee and tea provided.

This was our second visit to Edinburgh B & B, and we returned purely because we enjoyed our visit so much last time. We loved the location, and the period style of the hotel. The rooms, although not large are excellent for a short stay, and providing you regulate the radiator properly, the room is warm and comfortable. We had a room this time at the back of the hotel which looked over the beautiful Dean village. I have to congratulate the wonderful staff on the warm welcome, and impeccable communication with any queries we had before arriving. It was lovely to meet Olga and Caitlin in person, and l could not speak highly enough of them both. The breakfast room is a delight, and on both mornings in my opinion offers a variety of food and quality that exceeded the expectations of a hotel at the price we paid. We would never consider going anywhere else in this fine city, and we look forward to frequenting this beautiful hotel for years to come.

Thé staff were wonderful very attentive and welcoming. The building itself was beautiful, don’t hesitate to use the library The bedroom was spacious, clean and very comfortable, very tastefully decorated. I had a view down into dean and the river. I especially liked there was a little history of the building provided in the rooms, it makes you realise how old the building truly is and appreciate it more. Breakfast was superb. The food was fresh and hot and delicious. I dont think I’ve ever had such tasty bacon. It was perfectly portioned too. Breakfast staff exceptional.

We stayed at B&B Edinburgh for one night at the end of February as we had tickets to a show at the nearby User Hall. It's approximately a 20 minute walk from Edinburgh Waverley and upon arrival we were stunned at how beautiful the place was. We checked in easily and headed to our room. Our room was small but well equipped. The bed was very comfortable. The view from our room was beautiful. Breakfast the next morning is where I found faults. There was a delay of nearly 50 minutes between ordering and food coming out. I ordered a pot of tea that never arrived and after waiting 45 minutes was told there were no more rolls for my breakfast sandwich and was given a hard, stale muffin as a replacement. We were quite disappointed with this. It appeared that there was maybe too much on the breakfast menu and only one girl taking orders which caused multiple orders to be mixed up.
