We had an amazing stay at the Guest House. The view is amazing, the breakfast we had was great (lot of food and choices), the room was spacious, and our host made sure we had everything we needed. The only bad thing we have to say is that the bathroom was a bit smelly and the water pressure low, though it wasn’t a big deal. Highly recommend!

What a wonderful location and the guest house was wonderful. Beds really comfy with AC and fan. Sitting outside reading while watching the village and mountains. A lovely spot. Food was great too we had dinner and breakfast and were very well looked after! Will visit again soon for sure.

The location overlooking the village was superb. Mr Kaiz, the caretaker welcomed us with a smile and showed us to the room. The rooms were well appointed. Free coffee and tea can be had at the restaurant. Night dinner was buffet style . We had to tell the caretaker in advance to avail the dinner. The breakfast was simple and filling. WiFi connection was good. One needs a 4x4 vehicle to reach the property.

The view is like on the photos, awesome. It really worth it to do the ride, you can easily reach driving from Nizwa or Oman, with a 4x4 wheels. Breakfast and dinner were good. Famous spot for hiking

It is a fabulous guest house with a perfect view of the village The bed and pillow are the best I have had in Oman! Tea and coffee and dates all day Shower was good pressure and the meals were excellent. Super quiet and lovely owners who can also take you canyoning which is amazing!

The ultimate location with a stunning view over the village. Serenity of the place and kindness of the team. Tasty food. We loved everything, even the road to get there; which is an experience in itself.

The guest house overlooks the balad sayt village. It is very peaceful and relaxed. Be aware that you absolutely need a 4WD vehicle to get there. I didn't have this, but I could arrange pick-up by the guesthouse from the end of the nearby asphalt road, for which they charged 25 OMR. I was very happy that this could be arranged on short notice! I chose to stay here partially because I needed WiFi, and it didn't disappoint. Finally, the views were absolutely amazing. My attached picture shows the view directly from the door of my room.

Breakfast was good. We did not expect the spread to be good considering it was only our family that day. It was also ready on time as per my request. Linen were of high quality and the bed was comfortable. The location is was fantastic as it was over looking the village.
